Optimising financial leverage on asset transactions

CoreFinTech helps a company draw the fullest value from the assets it already holds — property, plant, equipment and investment projects — through financial solutions that are lawful, safe and effective. The work aims at balance between risk, cost and return, so financial capacity grows while cash flow stays steady.

What the service covers

Assessing the company’s financial position and assets

We analyse the asset portfolio, capital structure, gearing and cash flow to establish how much capital the existing assets can raise while keeping the finances sound.

Advising on the best leverage structure

We design a financial model combining equity, borrowing, finance leasing or investment cooperation agreements, so the company reaches its return target at the lowest risk.

Professional valuation and asset appraisal

We work with an independent valuer to establish both market value and collateral value, which forms the basis for borrowing, hire purchase or investment cooperation.

Arranging capital for large asset transactions

We connect the company with banks, investment funds and leasing companies to raise capital for purchase and transfer deals worth from tens to hundreds of billions of dong.

Financial and tax strategy for the transaction

We analyse the effect of each transaction structure on the finances, cash flow and tax, and propose lawful ways to reduce both interest cost and tax cost.

Oversight and management after the transaction

We track how well the capital is working, keep watch on cash flow and report periodically, so the company can adjust its financial strategy as the market moves.

Legal note All advisory and arrangement work in asset transactions is carried out through licensed credit institutions, valuation firms and investment houses. CoreFinTech advises, connects and manages the financial process; it never holds assets and never provides capital to clients directly.

Documents to prepare

A leverage plan is built on the value and legal standing of the asset, so this is the group of documents that matters most.

Free initial review of your file You can send what you have even if the paperwork is incomplete. CoreFinTech looks at it, points out what is missing and how to fill the gaps before approaching a lender.

How we work through it

Four clear steps, so the business always knows where it stands and what comes next.

01

Send the requirement and initial review

The business submits its information on the CRM portal. CoreFinTech reads the file, identifies a workable route and states plainly what still needs to be added. This step is free.

02

Standardising and digitising the file

We reorganise legal papers, financial figures and cash-flow evidence the way a lender needs to read them, instead of starting over at every institution.

03

Connecting and comparing the options

The file is introduced to suitable partners. The business receives a comparison of rates, financing ratios, fees and covenants for each option and chooses for itself.

04

Follow-through after disbursement

CoreFinTech continues to help monitor progress, keep to the funding conditions and produce the periodic reports the lender requires.

Frequently asked questions

What clients ask most often about this service.

Can an asset already pledged to another bank be used?

It depends on the remaining value and the terms of the existing mortgage. Some routes allow settlement and transfer to a new lender on better terms. CoreFinTech assesses this specifically once it has seen the asset documents.

Do we need a valuation certificate beforehand?

Not at the review stage. Lenders usually require a valuation from a firm they nominate at a later point, so an existing certificate serves only as an early reference.

How is the cost of the service worked out?

The initial review and assessment of the file is free of charge. Service fees are agreed file by file and confirmed in writing before any work begins; nothing arises outside that agreement.

How long does the process take?

It depends on how complete the file is and what the lender requires for appraisal. Once the information is in on the CRM portal, CoreFinTech comes back with the result of the initial review and states what is still missing before moving to the connection stage.
